Bed bugs in Leeds student houses and rented homes

Shared houses are where bed bugs are hardest to clear, because they travel along the landing and through the party walls faster than one tenant can deal with them. The answer is to treat every bedroom and shared room at the same time, with everyone in the house following the same preparation list.

For a five-bedroom shared house the typical range is £450 to £950 for a spray course and £1,400 to £2,200 for heat.

Is this the right service?

This page is for you if

  • You are a tenant or student in Leeds with bites or bugs and need the landlord to act.
  • You let a house or flat, or manage an HMO, and a tenant has reported bed bugs.
  • You are between tenancies and want the property checked or treated before the next people move in.
  • You are a letting agent who needs one firm that can work across several addresses.

It is probably not for you if

  • You live in student halls or a purpose-built block: report it to the accommodation office, which will have its own contractor.
  • Your landlord is Leeds City Council (Housing Leeds) or a housing association, in which case they are your first call.

Renting in Leeds: what is worth knowing

Who pays depends on the tenancy and on how the bugs arrived, and it is not always clear-cut. What is clear is that a landlord in England must keep a home fit to live in, and a serious infestation can make it unfit. Shelter sets out what tenants can ask for and how to complain.

Most shared student houses in Headingley, Hyde Park, Woodhouse and Burley with five or more people from more than one household need an HMO licence, and parts of the city, including Harehills and Beeston, are covered by selective licensing. Licence conditions include keeping the property in good repair, so landlords tend to want pests dealt with properly and on paper.

Unipol, the student housing charity in Leeds, tells students to go to their landlord first. Tenants can also book the council service at £190 including VAT, which covers up to 3 treatments, but in a shared house it is better for the landlord to book one firm for every room at once.

Six things to get in writing

Ask each firm the same six questions and quotes become easy to compare.

  1. Every room, on one visit

The quote should list each bedroom and shared room. Treating rooms one tenant at a time is how shared houses get stuck with bed bugs for months.

  2. Number of visits

A spray course in Leeds homes tends to mean two or three calls, spaced roughly two weeks apart; heat is normally one day plus a check. Make sure the count is written down.

  3. What the price includes

Rooms covered, any steam, mattress encasements and the follow-up visit. A low headline price can leave all of these out.

  4. Products and safety

The names of any insecticides, how long to keep out of treated rooms, and what changes if a child, pregnant person or pet lives there.

  5. Your preparation list

What to wash, bag and move, and what not to do, such as sleeping on the sofa or moving furniture into other rooms.

  6. What happens if bites carry on

Whether a return visit inside a set period is free, and what counts as proof the job has not worked.

Questions we get from Leeds

Does my landlord have to pay for bed bug treatment?

Often, but not always. If the infestation was there before you moved in, or it is coming from another part of the building, or it makes the home unfit to live in, the landlord is usually responsible. If it is clear a tenant brought them in, the tenancy agreement may make the tenant pay. Shelter explains the rules in England.

Can I just use the council service?

A tenant can book it: £190 including VAT for up to 3 treatments, with contact within about 5 working days. It works best for a single household. In a shared house, treating one room on a council visit while the others are left alone rarely clears it.

How should a tenant report bed bugs?

In writing, by email or through the agent's portal, with the date you noticed, what you found and a photo if you have one. Keep a copy. It makes any later disagreement about cost much easier to sort out.

Should students throw away their mattress?

No. Dragging an infested mattress through the house and out to the bins spreads bugs and eggs along the way, and a new one put in an untreated room is reinfested. Treat the room, then use a sealed encasement if the technician suggests one.

Can a landlord charge for treatment from the deposit?

Only if the tenancy and the evidence support it, and a tenant can dispute it through the deposit protection scheme. Get the technician's written report: it often says whether the infestation looks recent or long-standing.

Do you work with letting agents?

Yes. Agents can send the job through the form for each address, and we will find a firm that can work to the agent's access arrangements.
