Ask for advice

Is it bed bugs?

Bites are the sign people notice first, and the least reliable. Before paying for treatment, look for physical evidence. Here is how much weight each sign carries.

Unfed adults are flat, oval and the colour of a dark apple pip; after feeding they swell and turn redder. Young nymphs are pale and hard to see on a white sheet. Eggs are glued in cracks in clusters, not loose.

A live insect you have caught Strong

Flat, oval, reddish brown, about the size of an apple pip. Keep it in a sealed bag or jar to show the technician.

Tiny dark spots on seams and labels Strong

Dried droppings that smear like a felt-tip pen when wiped with a damp cloth. Look along the mattress piping and the divan base.

Pale, empty shed skins Strong

Young bed bugs moult five times before adulthood, leaving see-through husks in cracks near the bed.

Small rusty stains on the sheets Moderate

Often a bug crushed after feeding. Suggestive, but a nosebleed or a scratched bite can look the same.

Itchy bites in a line or cluster Weak alone

Common, but people react very differently and some do not react at all. Bites alone cannot confirm bed bugs.

A sweet, musty smell Weak alone

Reported in heavy infestations. By the time you can smell it, there will usually be plenty of other signs.

Build a price for your home

The council or a private firm?

Leeds is one of the cities where the council still treats bed bugs, and the fee is low: £190 including VAT for up to 3 treatments at a residential address, whatever the size of the home. You book it through the council's online pest form and should allow up to 5 working days to be contacted. The council will also identify an insect for free if you are not sure what you have.

For a single household on a tight budget that is often the sensible first call. A private firm makes more sense when you need someone faster, when you want heat rather than insecticide, when the property is a shared house or a business, or when a landlord or insurer wants a written report. Our guide to the Leeds council service has the detail.

Why Leeds homes need a whole-building view

Leeds has far more back-to-back terraces than anywhere else in England, many of them in Harehills, Beeston, Holbeck and Armley. Each house shares walls with neighbours on three sides. Bugs move between them through gaps round pipes, sockets and skirting, so a technician will ask about the houses either side, and treating the bedroom alone may not be enough.

The city also has one of the largest student and shared-house markets in the country. Every September people move into rooms in Headingley, Hyde Park, Woodhouse and Burley, many with second-hand beds and sofas. Shared houses need every room treated at once; our landlords and student houses page explains who usually pays and how to report it.

Questions people in Leeds ask

How much is bed bug treatment in Leeds?

Private spray treatment is typically £280 to £550 for a one-bed flat and £360 to £750 for a three-bed house. Heat is £700 to £1,100 to start. Leeds City Council charges residents £190. Use the cost builder for your home.

Can I get rid of bed bugs myself?

Hot washing and tumble drying bedding, vacuuming seams and reducing clutter all help, and the NHS suggests these while you wait. Clearing an established infestation usually needs a professional; the council also advises against treating it yourself.

Do I have to throw out my bed?

Usually not. Mattresses and frames can be treated. Throwing them out tends to spread bugs through the house on the way to the bins, and a new bed in an untreated room soon has bugs too.

How quickly can someone come?

Private firms in Leeds can often inspect within a few days, sometimes sooner. The council asks residents to allow up to five working days for contact.

Do bed bugs mean my home is dirty?

No. Bed bugs feed on blood, not dirt, and turn up in spotless hotels and new flats. They arrive in luggage, second-hand furniture and on visitors' belongings. Clutter makes them harder to treat, not more likely to arrive.

Are bed bug bites dangerous?

They are not known to spread disease, but they can be very itchy and some people react badly. The NHS advises speaking to a pharmacist about bites, and seeing a GP if a bite looks infected.
