Bed bug heat treatment in Leeds

Heat treatment raises the temperature of the affected rooms, slowly and under control, until the inside of mattresses, sofas and wall gaps is hot enough to kill bed bugs at every stage, eggs included. Temperature probes are placed in the hardest spots and the heat is held until every probe has stayed above the target for long enough.

It is the dearer method. A one-bed flat is typically £700 to £1,100, and a two-bed home £900 to £1,400, against £320 to £650 for a spray course on the same two-bed.

Is this the right service?

Heat tends to suit

  • Homes where a spray course has already been tried and the bites have come back.
  • Bugs living in places spray struggles to reach: a sofa, a divan base, an upholstered headboard.
  • Households with a baby, someone pregnant, or someone with asthma, who would rather avoid insecticide on the bed.
  • Landlords between tenancies who need the property cleared in one go.

It may be the wrong choice when

  • It is one room caught early, where a spray course at a third of the price would very likely work.
  • Bugs are coming through from an untreated flat next door, as heat leaves nothing behind to stop them coming back.
  • The firm cannot run its heaters safely on your electrics without a separate supply or a generator.

Heat in Leeds housing

Older Leeds terraces, including the back-to-backs, have suspended timber floors, cellar heads and gaps behind the skirting. Heat reaches into those voids better than a spray does, but it also leaks out through them, so a good technician seals obvious gaps and puts probes low down near the floor, not just in the middle of the room.

City centre and riverside apartments are the opposite problem: sealed, well insulated and often fitted with heat detectors. The firm should ask the building manager how fire alarms will be handled on the day, and you may need permission for the kit to come up in the lift.

Leeds City Council does not offer heat treatment; its bed bug service uses insecticide. Heat is always a private job.

How a heat treatment day runs

StageThe technicianYou
01SurveyA few days before

The technicianConfirms bed bugs, works out which rooms to heat, checks the electrics and gives you a fixed price and a preparation sheet.

YouTell them about anything delicate: musical instruments, vinyl records, a fish tank, artwork, medicines.

02PreparationDay before

The technicianUsually nothing at this stage, beyond answering questions.

YouRemove things that heat can damage or that can burst: aerosols, candles, lighters, plants, some electronics. Wash and bag clothes as the sheet says.

03HeatingMorning to late afternoon

The technicianSets out heaters, fans and probes, brings the rooms up gradually, and moves furniture and bedding during the day so heat reaches every side.

YouStay out, with pets. Leave a phone number and plan somewhere to spend the day.

04Cool downSame evening

The technicianRemoves the kit once every probe has stayed above the target, then lets the rooms cool.

YouMost people sleep at home that night. Open windows if it is still warm.

05CheckAbout 2 to 3 weeks later

The technicianComes back to look for any sign of live bugs and, if needed, spot-treats.

YouReport any new bites. Fit encasements on the mattress if the firm recommends them.

Six things to get in writing

Ask each firm the same six questions and quotes become easy to compare.

  1. Target temperature and hold time

What the probes must reach and for how long. A firm that will not tell you is not measuring it.

  2. Number of visits

A spray course in Leeds homes tends to mean two or three calls, spaced roughly two weeks apart; heat is normally one day plus a check. Make sure the count is written down.

  3. What the price includes

Rooms covered, any steam, mattress encasements and the follow-up visit. A low headline price can leave all of these out.

  4. Products and safety

The names of any insecticides, how long to keep out of treated rooms, and what changes if a child, pregnant person or pet lives there.

  5. Your preparation list

What to wash, bag and move, and what not to do, such as sleeping on the sofa or moving furniture into other rooms.

  6. What happens if bites carry on

Whether a return visit inside a set period is free, and what counts as proof the job has not worked.

Questions we get from Leeds

What temperature kills bed bugs?

Bed bugs and their eggs die when they are held at about 50°C for long enough. The room air runs hotter than that so that the inside of mattresses and sofas gets there too. The British Pest Control Association has background on treatment methods.

Will heat damage my things?

Furniture, carpets and most clothes are fine. Things that melt, warp or burst are not: candles, aerosols, crayons, some vinyl and plastics, and anything with a lithium battery should come out. Your technician will give you a list.

Does heat stop them coming back?

No. Heat leaves no residue, so it kills what is there but does not protect against new bugs. Some firms add a light insecticide treatment round the edges of rooms for that reason; ask if it is included.

Can I do one room with heat?

Yes, if an inspection shows the problem really is just one room. It is typically £500 to £800. Doing one room when the next has bugs too means paying twice.

Is heat safer than spray?

It keeps insecticide off the bed, which some people prefer. It does involve a lot of electrical equipment and very hot rooms, so it must be run by a trained technician with the home empty.

How long until I can go back in?

Usually the same evening, once the kit is out and the rooms have cooled. Allow six to eight hours for a typical flat or small house.
