Bed bug inspection in Leeds

An inspection answers two questions before anyone spends money on treatment: is it really bed bugs, and how far has it spread? A technician checks the bed, the furniture around it and the rooms either side, then tells you what they found and what it would take to clear it.

On its own an inspection is typically £60 to £120. Many firms take that off the treatment price if you go ahead with them.

Is this the right service?

An inspection is worth it when

  • You have bites but have never seen a bug, and want to rule out fleas, mites or a rash.
  • You are buying second-hand furniture, moving into a let or taking back a room from a lodger.
  • You run a shared house and need to know which rooms to include before you pay for treatment.
  • A neighbour in your block has them and you want to know whether they have reached you.

You can probably skip it when

  • You have caught a live bug and kept it, and the bites are in one bed. Most firms inspect as part of the first treatment visit anyway.
  • You plan to use the council service, which assesses on its first visit.

What a technician looks at in a Leeds home

Leeds has more back-to-back terraces than any other English city, and many sit in Harehills, Beeston, Holbeck and Armley. These houses share walls on three sides, so a good inspection looks at the party walls, the skirting boards and the gaps where pipes pass through, not only at the bed.

In the student streets of Headingley, Hyde Park and Woodhouse the usual question is which rooms. A technician working a six-bed house will check every bedroom and the shared lounge, because a single treated room tends to be reinfested from the one next door.

If you only want to know what an insect is, Leeds City Council will identify a sample for free (its pest control page explains how). That tells you the species, but not how many rooms are affected.

Six things to get in writing

Ask each firm the same six questions and quotes become easy to compare.

  1. What was found, and where

Live bugs, eggs, shed skins or droppings, room by room. "Signs of activity" with no detail is not a finding.

  2. Number of visits

A spray course in Leeds homes tends to mean two or three calls, spaced roughly two weeks apart; heat is normally one day plus a check. Make sure the count is written down.

  3. What the price includes

Rooms covered, any steam, mattress encasements and the follow-up visit. A low headline price can leave all of these out.

  4. Products and safety

The names of any insecticides, how long to keep out of treated rooms, and what changes if a child, pregnant person or pet lives there.

  5. Your preparation list

What to wash, bag and move, and what not to do, such as sleeping on the sofa or moving furniture into other rooms.

  6. What happens if bites carry on

Whether a return visit inside a set period is free, and what counts as proof the job has not worked.

Questions we get from Leeds

Can an inspection miss bed bugs?

Yes, especially in the first week or two, when there may only be a handful. If the first visit finds nothing but bites carry on, ask for a second look, or put interception traps under the bed legs and keep any insect you catch in a sealed bag or jar.

Do I need to be at home?

Normally yes, so you can show where the bites happen and hear the finding. For a let, a landlord or agent can give access instead.

Will they use a dog?

Some firms use detection dogs for hotels and large buildings. For a house or flat a visual inspection by a trained technician is the usual method and costs less.

Is it bed bugs or something else?

Fleas, carpet beetle larvae, bird mites and booklice are often mistaken for bed bugs. A technician will tell you which, and the council's free identification service can name a sample. Bites alone cannot prove it: the NHS notes that people react to bites very differently.

What should I do while I wait?

Keep sleeping in your own bed so the bugs stay in one place. Wash bedding at 60°C and tumble dry it hot. Do not use shop-bought foggers, which can push bugs into other rooms.
